Stopping A Rotary Seal Leak

I have a 96 Toyota avalon, automatic. Since recently I am seeing an oil leak from the engine. When I showed to the mechanic, he is clueless and asked me to show to the dealer. I thought of trying Auto-Rx first as I heard about its use in sealing leaks. Could anyone suggest me the best strategy?

As described at the Auto-Rx website, there are two different procedures for sealing leaks and sludge removal. I would like to treat for both. Should I first clean the slude or do the leak sealing procedure? Which way would ensure better results?

The mileage on the car is 140000. I never cleaned the engine or transmission since bought (2 years).

The correct procedure for stopping a rotary seal leak is to add a bottle of Auto-Rx to a fresh fill of conventional oil. Then run for 3000 miles. Then change out the oil and filter, again with conventional oil and drive another 3000 miles. Also you should have the PCV valve serviced or changed out. Excess crankcase pressure could be causing the leak. To treat an automatic transmission. Add 1/2 bottle of Auto-Rx to the existing fluid. Then drive for 1000 miles. Then have the transmission fluid changed out. Done.
